I was almost forced into adopting a cat that was definitely sick and I'm not sure what I should do. (Advice needed)

Okay so about a month ago I found this adorable cat on Petfinder and I fell absolutely in love with him. I contacted the organization that had him and we arranged a time and place for me to meet him. The first thing that caught me off guard was that the address they gave me was to a random house that wasn't where their organization was. He wasn't being fostered out, so I know it wasn't that. Upon arrival, there was at least 50 cats in this house and it was absolutely disgusting. Cat puke, poop, pee everywhere. Most of the cats were acting really funny and we're running into walls or meowing with really scratchy voices. It broke my heart.

They led me over to this part of the house that had tables and a single carrier on top of it, basically quarantined. The cat that I was planning on adopting was in there. He barely fit. Looking at him, he was shaking. He had gunk in his eyes and there were massive amounts of boogers coming out of his nose that was bloody. He was petrified. The lady took him out of the carrier and that's when it hit me. This cat was 110% sick. That's why he was in a room by himself and wasn't allowed around any of the other cats. She put him back in the carrier and ushered me to a different room where even more unhealthy cats were. (I'm almost positive they were neglecting them because you could see their ribs, they had really bad fleas and they all just craved attention.) She immediately sat me down and basically tried to force me into signing his adoption papers.

Good thing I had a bad feeling because I decided to actually read the terms and conditions of the contract. In the contract it stated that if the cat were to get sick within the first week of me adopting him, I had to pay the organization $500, they would take him back and I would have to pay legal fees. I obviously had a really bad feeling about this and the lady kept telling me that I HAD to take him with me. I informed her that I didn't have a cat carrier with me because I was only supposed to be meeting with him. She got mad at me and told me to come back in 45 minutes with a carrier. Once I left, I told her that I had changed my mind and she got mad and banned me from applying to adopt a cat from there ever again.

I need advice on what I should do. I want to report them but seeing as they had me to go a random house and not the actual building the organization itself is at, I wasn't sure if they would actually do anything. (I'm guessing the house was for all of the sick cats) Also, I'm not sure if my local shelter is a kill shelter or not. Thanks in advance for the advice.
