Hoping to convince my landlady to let me have a cat. Advice?

Hello all!

I moved into my current apartment last June. I love the location, the spot, and the rent is reasonable. My landlady was not shy to say that she was extremely no-pet. This was fine by me at the time, but my lifestyle has changed since then. I don't work so many side gigs anymore and I'm no longer in a relationship - thus, I would have more time to devote to a pet.

But now I'm in a strictly no-pet apartment while I'm having a change of heart about getting a cat.

She's sending me the lease for re-renewal in April, and this has been on my mind recently. I'd like to take this opportunity to bring a cat to the bartering table. I have no idea the best way to go about this. Thankfully, I think I do have a few advantages:

  • She mentioned around Christmastime that she really likes me as a tenant, and that she would be willing to extend a 2 year rent-controlled lease for me should I want to stay at renewal time. It's nice to know she wants to keep me here, and I wonder if I could use the pet thing as a bartering chip instead of rent control.
  • I'm more interested in getting an adult/senior cat than a kitten. I think this would make a better case for less wear/tear on the house.
  • I have the budget to offer my landlady a larger deposit or go higher in rent every month in exchange for allowing a cat.
  • I don't have my eye on a cat yet. Maybe this would be a good chance for me to involve my landlady in the selection process once I begin looking.

Overall, I have no idea how to phrase or begin the conversation. The worst thing would be if she shut me down after the first sentence, so I'd like to package this in a way where she sees I'm willing to go the extra mile for a pet.

I'd love any advice on how to breach the conversation at renewal time next month. Thank you!
