Stray cat sneaks in and makes himself at home

I have two brother cats that are about a year old, basically we leave the balcony door open so they can have access to the litter outside.

This stray mf comes in at night, he climbs to the 1st floor balcony and is pretty annoying, he frequently pees and he even sleeps on the damn couch, I guess he also helps himself in the kitchen, he seems to be pretty comfortable.

When the brothers were kittens they would be terrorized and would wake us up with their shrieks. Now however they're more used to him but they still keep a distance (i noticed that generally when the cats prefer to sleep in the bedroom it means the intruder is here).

This night he freaked the fck outta me, i almost sat on him without seeing him but he escaped. We even tried closing the balcony door for like a month thinking the stray would lose the habit but in vain.

Is there something i can do without resorting to strangling or chopping this fker him up? My land lord advised me to use poison but that sounds a bit overkill
