Advice on taking a stay cat in

Hi everyone. A while back my partner and I ended up taking in a foster kitty. Since then he has been bringing all sorts of cats to our door from the neighborhood. We have fallen in love with one to the street cats our foster has attracted and are very strongly considering taking him in. He has gotten very comfortable with us and really wants to be let in our home. It has gotten to the point that he knows our schedules and will wait for our cars in the driveway. I feel bad that I don't let him in, but I want to protect our foster from any sorts of diseases he might have. If we had a larger home I would bring him in and quarantine him, but we have no separate space to keep him in. Our plan is, once our foster returns to its original owners that we take the other cat to the vet. He has a visible skin condition and I would assume probably doesn't have any shots and also needs to get fixed. I initially thought he was feral but he seems very friendly now that he has gotten used to us. I'm guessing he was abandoned at some point. What kind of advice do you have about taking in a homeless cat? What things should we be prepared for? I have grown up with cats but have never taken in a stay so I was wondering what kind of challenges he might present. Thank you for your time!
