Thinking about getting a cat, but have concerns

My wife has been wanting to get a cat for a while, and I've been thinking about it and researching it for a while, but neither of us has ever owned a cat before, so I have some concerns about it.

First of all, I live in a brand new house and I guess my biggest fear is just the cat wanting to destroy my house. I'm sure this is probably not really something that I need to worry about, but there are various things floating around in my head like, how does the cat know that it can scratch on a scratching post, but it can't scratch up my curtains?

I see on youtube that cats love to find things sitting on shelves and just knock them off. Do we need to remove everything that could potentially be knocked off of something?

I have read that if a cat pees in the house, it can be impossible to remove the smell. I'm literally reading forum posts where people are saying that you would have to completely cut out the floor. Is this something that I need to worry about? One of my biggest fears is my brand new house smelling like cat pee forever!

Are there any other big concerns that I should have that most new cat owners might not consider? I'm hoping some of my fears can be put to rest. Thanks in advance!
