Stray cat in the neighborhood

We just moved into a new apartment complex. The person who moved out of our new place left their cat who I have named Oreo to fend for himself. I know the tenant has been gone for at least 3 weeks since the apartment was vacant for that amount of time before we moved in. A lady across the hall has been taking care of the cat a bit as she has her own cat but Oreo is severely thin. You can feel his spine as you pet him. It took him about a week and a half to get him used to me. My wife and I have been feeding him dry food and putting out water in front of our apartment. We have 3 cats with all their shots, etc, spayed and neutered.

I want to allow the stray cat to come inside and sleep inside and come and go as he pleases. My wife is worried that Oreo will pass something onto our cats. I have fought flea and worm infestations off in the past as all my cats were strays or from the shelter. Oreo is a sweet cat and has met one of my cats and both have sniffed each other. Two of my cats are very friendly to all cats and the 3rd is more solitary but not aggressive. All my cats were outdoor cats when we lived in a house previously, but are now indoor because of the apartment complex so they haven't been able to hang out with Oreo but they see him when I show them him when I stand between the door.

Should I be worried about anything passed onto our cats? We are not worried about the apartment complex as they have acknowledged him as the friendly neighborhood cat. He is 1 of 2 cats that roam outdoors in the complex. There are more cats in the neighborhood but they are all stuck indoors. There are many dogs in the complex, all leashed and only with their owners during walks. We are in a very pet friendly complex that is enclosed with about 100 apartments and a lot of grass and plants. The weather is tolerable all year since we are in California.
